Pricing sources checked October 27, 2026 · How we calculate
The starting example is a two-story house: 8 double-hung windows downstairs, 4 upstairs, a picture window and 2 sliders. It comes out at $6,900 – $15,250 for 15 windows in vinyl with Low-E glass and insert installation (typical $10,700). Change the rows to match your house.
How to count your windows
- Walk the house room by room and count each opening. Twin or ganged windows in one frame are usually priced as separate units, so note them.
- Group the windows by style (double-hung, slider, casement, picture, bay) and by floor. Each group gets one row in the calculator.
- Leave out windows you're keeping, plus skylights, doors and basement egress windows, which are priced differently.
- Note the one or two biggest windows. Large picture windows and bays drive the total more than their count suggests.

The sources differ by roughly 1.5–2× for the same count, mostly because of window size, product tier and how much trim and repair is included. Use the calculator for your mix, then confirm it with written quotes.
All at once or in phases?
Angi says replacing all windows at once is generally more cost-effective, because contractors can lower per-window labor and material costs and charge overhead once. Experts it cites recommend replacing at least five to eight windows at a time if you phase the work (Angi, October 15, 2026). Phasing still makes sense when budget is the limit. Start with failed, leaking or upper-floor windows, and keep the same product line so the house matches.
Budget for the extras
- Older homes: Angi puts the extra cost at $100–$500 per window for outdated materials, frame repair and resizing.
- Hidden damage: structural repairs found during installation run $100–$2,000 or more (Angi).
- Quote overruns: in This Old House's 2026 survey, 27% of homeowners paid more than quoted and 14% faced unexpected costs.
- Disposal: usually included, but Angi notes some contractors charge $55–$65 an hour.

Frequently asked questions
How much does it cost to replace all the windows in a house?
Angi puts a typical 3-bedroom home with 10–12 double-hung windows at $7,000–$9,000. Modernize puts 10–15 windows at $10,000–$15,700 or more. Your total depends on count, size, style mix and frame.
Is it cheaper to replace all windows at once?
Generally, yes. Angi says contractors often lower per-window costs on larger projects and charge overhead once. This calculator doesn't apply a volume discount, so large projects may quote below its range.
How many windows does an average house have?
It varies a lot. Angi uses 10–12 windows for a standard three-bedroom home and Modernize uses 10–15. The average project in This Old House's survey replaced 7.
Does the calculator handle different floors?
Yes. Set each row to ground or upper floor. Upper-floor windows cost 12% more in this model.
