Worked example: a 10-window ranch
The preset is a one-story layout: 4 sliding windows, 5 single-hung windows and 1 picture window, all on the ground floor, in vinyl with Low-E glass, insert installation and an average-cost region. The calculator returns $3,450 – $8,850, typical $5,850 for 10 windows (average $590 per window).
| Group | Per window | Group typical |
|---|---|---|
| 4 × Sliding | $450 – $1,100 | $2,950 |
| 5 × Single-hung | $250 – $650 | $2,150 |
| 1 × Picture | $400 – $1,200 | $750 |
Because nothing is upstairs, no row carries the 12% upper-floor factor. Open this example in the whole-house calculator. (The main calculator's default, 10 double-hung windows of one style, is a different setup; this preset mixes styles the way a ranch usually does.)
Single-hung or double-hung on one floor?
On a single-story house every sash can be reached from outside, which removes the main reason to pay for tilt-in double-hung sashes. Modernize suggests single-hung may be the more cost-effective choice on single-story homes (Modernize, August 12, 2026). Same ranch, with the 5 single-hung windows swapped for double-hung:
| Option | Calculator output | Typical |
|---|---|---|
| 5 single-hung (preset) | $3,450 – $8,850 | $5,850 |
| 5 double-hung instead | $4,450 – $10,350 | $7,100 |
That's $1,250 more at the typical point. Double-hung still earns its cost where you want to open the top sash for ventilation; the double-hung calculator compares frames for that style.
Glass and region on the same 10 windows
| Change | Calculator output | Typical |
|---|---|---|
| Lower-cost region | $3,150 – $8,000 | $5,300 |
| Average region (preset) | $3,450 – $8,850 | $5,850 |
| High-cost region | $4,000 – $10,200 | $6,800 |
| Triple-pane + argon (average region) | $4,150 – $10,600 | $7,050 |
Region is a broad three-level adjustment (0.90, 1.00, 1.15), not a ZIP-code price. Triple-pane adds 20% in this model; whether it pays back depends on your climate, so ask for the NFRC U-factor on each quote.
Counting a ranch's windows
- Count each opening. A pair of sliders or a picture window flanked by two operable units is usually priced as separate windows.
- Large living-room picture windows drive the total more than their count suggests; give them their own row.
- Leave out patio doors, skylights and basement windows. Egress openings are a code question; see the exclusions.
Other quick estimates by window count
- 5 windows: replacing the worst few first
- 15 windows: two-story home
- 20 windows: larger home, one job or two phases
For any other mix, use the whole-house calculator or the main calculator. Every formula and multiplier is on the methodology page.

Are ground-floor windows cheaper to replace?
In this model, yes: upper-floor windows cost 12% more for ladders, staging and slower work. A single-story house has no upper-floor premium.
